How will Sydney's multi-council structure work?

Sydney's inner suburbs span multiple local government areas (City of Sydney, Inner West Council, Waverley, Woollahra, Randwick, North Sydney). Our system will integrate planning data from each relevant council's LEP and DCP, automatically selecting the correct planning controls for each property's location.

Will Sydney include FSR and height controls?

Yes. Unlike Brisbane which uses overlay-based planning, Sydney's LEPs define Floor Space Ratios (FSR) and maximum building heights at the lot level. Our planning analysis will include FSR calculations and height limits, which are critical for assessing development potential in Sydney.
