Claude AI reviews the property description, comparable data, feature adjustments, and suburb context to produce a prediction with reasoning, market sentiment assessment, value drivers, and risk factors. The AI adds qualitative insight that pure statistical models miss.

Blended Prediction

The three layers are combined using calibrated weights — typically 50% comparable sales, 20% feature engineering, and 30% AI analysis — to produce a final estimate with confidence scoring and price range. Confidence is capped to reflect inherent prediction uncertainty.

Predictions are tracked against actual sale prices to measure accuracy over time. This feedback loop informs weight calibration and model improvements, with accuracy metrics published transparently on the platform.

Property price predictions are inherently uncertain — no model can perfectly predict what a buyer will pay. Our system tracks prediction accuracy against actual sale prices, and we publish these metrics transparently. Predictions include confidence scores and price ranges to reflect uncertainty. Typical accuracy varies by suburb and property type, and we cap confidence scores at 85% for houses and 80% for units to reflect real-world limitations.
We currently cover 33 inner Brisbane suburbs across four zones — West (Paddington, Auchenflower, Toowong, Milton, etc.), North (Newstead, Teneriffe, New Farm, Fortitude Valley, etc.), South (West End, Woolloongabba, Kangaroo Point, Annerley, etc.), and East (Hawthorne, Bulimba, Balmoral, Norman Park, etc.). Coverage is focused on areas with sufficient comparable sales data to produce meaningful predictions.
We use Claude by Anthropic, a leading safety-focused AI model, to analyse property descriptions, comparable sales data, feature adjustments, and suburb context. The AI provides qualitative analysis including predicted price, reasoning, market sentiment, value drivers, and risk factors. The AI prediction is blended with statistical analysis (comparable sales and feature engineering) to produce the final estimate — it does not operate in isolation.
Our construction cost estimation provides indicative costs for common Brisbane renovation scenarios — raise and build under, second storey additions, and basement conversions. Costs are based on industry rate databases adjusted for inflation using ABS Producer Price Index data. These estimates are starting points for budgeting, not fixed quotes. Actual costs will vary based on site conditions, builder selection, material choices, and council requirements. Always obtain multiple quotes from licensed builders.
We check Brisbane City Plan 2014 overlays including Traditional Building Character, Heritage (local and state), Flood Overlay (including property-level flood depth data), Landslide Hazard, and Biodiversity overlays. We also monitor Development Application activity through Planning Alerts. These constraints significantly affect what you can build and the approval pathway required.
We analyse publicly available property data — we do not collect, store, or sell personal information. Property analysis is based on public listing data, public sales records, and public planning data. Our platform does not require user accounts or personal data to function.
